Coming Soon, Ocean View Contemporary in Del Mar


It's the first week of March, and our architect firm, Bokal and Sneed, has submitted the plans to the City of Del Mar with our vision to transform the Ugliest Brown Box to an Ocean View Contemporary... through our Extreme Remodel process. And now we wait... about 3-4 weeks to get the building permit that's needed to get moving.

In the interim, we're removing interior fixtures, hard surfaces and doing interior discovery work for the structual engineer. We're also working with our Civil Engineer to submit the application for the gas to be connected. I'm also working on interior finishes, hardware, lighting, windows, and all of the rest of the details that need to be ordered, sooner rather than later.

Once we recieve the approval from the city, the Ugliest Brown Box will transition to an Ocean View Contemporary, which will take about 5 months of hard and fun work.

This Extreme Remodel includes an open concept kitchen, a dining room and family room that opens up via large folding glass doors to a beautiful patio. Indoors meets the outdoors. And, since the average temperture is 72 degrees in San Diego, outdoor living is a must, anywhere you can get it. The main floor will also include a powder bath, a gas fireplace and an indoor laundry room.

Upstairs will include three bedrooms, each with en suite bathrooms. The two west facing bedrooms will open up to balconies with beautiful ocean views. More outdoor space.

This is a HUGE inprovement over the current floorplan, which is referred to as an upsdide down house. As the Ugly Brown Box stands today, you walk straight into 2 bedrooms, then walk upstairs to the kitchen and family room with a bedroom in the back. Strange, to say the least.

Windows will be added and enlarged, all doors changed and improved in every way, new stucco and exterior finishes which will transfrom the elevation to a contemporary beauty.

The outside of the property will also go through a major Extreme Remodel that includes private courtyards and gates, succulents, and all new landscaping.

We're excited to transform these homes in the Del Mar Village, in a way that can only make our neighbors and the city very happy.
