Time, Design Changes & Additional Costs; Be prepared when Extreme Remodeling
Front Elevation - East Facing
We're almost at the end of our second ADR submission with the City of Del Mar. Once we get past this process, we'll be issued our demo and construction permits.
In the meantime, we're working through all the rest of the opposition with the surrounding neighbors. We always believe it's in everyone's best interest to work together to build something that everyone will appreciate. The above elevation represents these changes.
Over the last week, we've had many meetings with some of the neighbors to listen and address their "concerns with the project." We've addressed the latest round of concerns that are all related to light coming from within the home once it's occupied. As a result, we've made 10 more design changes to our Ocean View Contemporary:
1. All windows on the front elevation will be grey colored glass, to reduce light coming from inside, which also adds privacy for all.
2. The entry doors will be a combination of grey glass and privacy glass.
3. The sill heights for the two bedrooms above the garage have been raised to 36", reducing the amount of glass and light that can come out from these bedrooms.
4. The windows to the left and right side of the upstairs bedroom windows (that wrap the corners) of bedroom 3 will be removed, further reducing light outflow.
5. The decorative guardrail on the North and South sides will be removed, so they will no longer stick out 4” from the side of the structure.
6. All windows from the garage doors have been removed, except for the top band, reducing light outflow.
7. Windows across the top of the garage doors will be changed to grey glass, further reducing the amount of light outflow.
8. The side windows in the garage have been removed, reducing the potential for light flow from inside the garage.
9. The sliding doors on the north and south sides of bedroom 3 have been changed to two smaller windows. Again, reducing the amount of light outflow.
10. I'll add window coverings to both upstairs bedrooms, which are east facing windows.
The costs for design changes are always high. And the costs could be higher, because the job could be delayed 6 or more months if we were unable to agree on design changes that addressed everyone's concerns without bastardizing the project.
This is exactly why we always build a contingency into our construction budget of 10%, which helps for additional expenses that would be impossible to account for.
